This private property is managed by the owners. Please give your name(s),
where you are from and the reason for your visit to Hawaii (vacation / business / family reunion).
Please remember that you are requesting access to someone's property...  anything that you
can tell the owners about yourself and your visit would be appreciated when you inquire. 

Include the dates you seek the number of adults, the age of child, your preferred accommodation
so that we may send you a complete answer.  We respond same day (if time zone permits).
 We answer everyone...whether we have your dates or not... and if we do, we will automatically respond
with a full description of what we can offer you with our  *Orientation + Offer* by email. It will
include everything you will need  to know about location, map(s),  surroundings, all nearby beautiful
 beaches (Kohala Coast), other points of interest and easily accessible destinations,  nearby villages
 for shopping and local culture, the full cost breakdown + tax...no other fees... along with our easy
rental terms...for your consideration and decision.

Set well apart, with own enclosed decks and separate off-road parking you'll have  privacy from each unit...no noise transfer...no sharing spaces....no sharing facilities. Guests never hear or meet each other....unless they want to!

Double occupancy = 2 persons included with above rate.
Maximum occupancy = 2 adults + 1 (baby, child, or 3rd adult) per unit.
Add $35/night  for the extra (3rd) guest (18+ Years) / Others $20

How To Inquire Availability & Reserve
Early booking recommended for high season months December to end March, and all holidays.

Please see our rental terms for capacity / number of guests per accommodation (see next section below),
the minimum and maximum duration of stays, the rates, and how to pay....listed below.   We strive to please and
aim to welcome as many as we can but we can not accommodate parties of 5+  in one unit.
NEW POLICY :   one child per accommodation.

Inquiry by EMAIL is preferred for the most speedy and full response!  We check mail every hour.
We are owner managed / self-managed ...and not always able to take calls at all times of the day.
PLEASE check the time zone before phoning to avoid calling us in the middle of the night in Hawaii...or too early.
Hawaii time is 5 to 6 hours earlier than USA east coast /// 12 hours earlier than central Europe.
Appropriate times to call are between 9.00 A.M.  and  5.00  P.M  ... in Hawaii.  

If we can not answer the phone ....
Please leave a message if we can not get to you at that moment. Leave full name, number of people in your party
(include the child's age),  dates you'd like accommodation, and your phone number.
We call everyone back, same day time zone permitting,  if we can accommodate your dates.
Unless we can refer you to another owner, we may not call back if we do not have your dates ...
to tell you that we can not accommodate you.  Please provide alternative dates, if possible,
 by email....or call back with new dates.

**We Must Reserve The Right To Refuse Service.
We can not welcome everyone to Aloha Vacation Cottages. Our guests are Hawaii visitors on vacation.
  We do not host events or other stays...for example: we can not provide a venue for parties, ceremonies,
  workshops, social and religious gatherings or business meetings.
Moving To Hawaii?  Please note that we can not provide housing due to our advance vacation reservations.
With active guest bookings all year, and annual returning guests, we do not have the bulk of open consecutive
nights for housing purposes, and therefore not available to provide extended month-to-month housing.
 


Big Island Vacation Rental Policy & Terms

Rates / Rate Changes
Our rates are competitive for South Kohala. Consider proximity to the best beaches (Kohala Coast) on the Big Island,
convenient shopping and local culture...and easy access to many points of interest and destinations around the island.
We do a lot to offer generous discounts, generous amenities and bonuses to help our guests SAVE more
to have more to spend on fun things to do in Hawaii.

Please note that rates are subject to change without notice. However, if you've confirmed your reservation,
by deposit,  you will be locked into the rate you were offered and not be subject to rate increase.
Exception:  if the State of Hawaii should impose a tax increase, your final invoice to pay the balance will reflect
that increase.

Duration Of Stay
Five-night minimum stay @ full rate + tax required.  No incidential, add-on fees that other owners charge. You SAVE!
Christmas / New Year holidays / other holiday periods requires 7 night minimum.
We may be able to fill 3 or 4 nights when it is possible between stays, however, under the 5 night minimum a cleaning fee
 ($50) will be charged under 5 nights.

Month stay (28 nights) may be considered on a case basis dependent upon season and availability for Hawaii Vacation
Vacation Rentals.

Capacity / Size of Party
2 adults + 1 child per accommodation.  These one-bedroom accommodations are best suited for parties of 2 or 3 persons
 (maximum) for best comfort level.   If available, both units may be rented  to accommodate an extended family...
...but minors (children and teens) may not occupy one of our accommodations alone.   

Security / Damage Fee
We have the right to impose a fee equal to one night's stay at the regular rate ($120 or $150).  Any such fee
would be refundable minus the cost of damages or replacement of items missing from the accommodations. If
a fee is charged, a refund will be sent one week after your departure, if no damages occurred. Any damage will be
recorded (photographed) and a statement (invoice) will be sent to the guest.

Smoking - Not Permitted In Our Hawaii Vacation Rentals

How To Pay

A 50% deposit required at time of reservation. We may ask for 100% if you reserve close to arrival date.
Balance is due 30 days in advance of the arrival date.  See Cancellation Policy, below.

Cancellation Policy

If you need to cancel your *confirmed* reservation after you have paid your deposit and / or the full amount (balance)
we will do more than most others would do to refund you!  Cancellation must be made in writing to be valid.
Once received, we will review the days left prior to your arrival with a view to giving you the fullest possible refund
with the time frame you give us to work with (minus cancellation fee) ....as follows:

Cancel 30 days before arrival = refund of what you paid minus a $100 cancellation fee.
Cancel 15 days before arrival = 50% refund
Cancel under 15 days = we  refund if we can rebook *some or all* of the nights (you will receive the refund for the
nights we manage to rebook). We can not guarantee that someone else will come along to book the nights that your
cancellation left for us vacant, but we will network, e.g. with other rental owners for their "overflow", and we will
advertise a *cancellation offer notice*. To succeed with a last-minute rebooking, we may have to offer a special
reduced rate...which will affect the refund, as well, to fairly compensate loss.

Hawaii Travel Recommendations
Assuming you have prepared for your trip to Hawaii for a long time. Your accommodations with us are booked. You paid your deposit and tickets are bought. Unexpected things can happen within the allowed cancellation notice prior to arrival whether it’s a personal accident or something happens to a family member. A good way to protect yourself against loss of money in such an incident is by having travel insurance.

Hawaii Travel Insurance
Check your existing insurance policies and credit card coverage before you buy travel insurance. You may already be covered for lost luggage, cancelled tickets, or medical expenses. However, it will probably not cover your expenses for private lodging like an individual vacation rental. The cost of travel insurance varies widely mostly between 5 – 8% of the total cost of your vacation. Trip-cancellation insurance helps you get your money back if you have to back out of a trip or if you have to go home early. Allowed reasons for cancellation can range from sickness to natural disasters. Be aware that insurers usually won't cover vague fears. Hawaii Flight Luggage Insurance
On domestic flights, checked baggage is covered up to $2,500 per ticketed passenger. For our vacation rental guests from Germany or from abroad, on international flights (including U.S. portions of international trips), baggage is limited to approximately $9.07 per pound, up to approximately $635 per checked bag. If your valuable items, which you intend to check in, exceed this limit, make sure that they are covered by your homeowner's policy. You may also get luggage coverage as part of your comprehensive travel-insurance. If your luggage is lost, immediately file a lost-luggage claim at the airport, listing the luggage contents. For most airlines, you must report delayed, damaged, or lost baggage within 4 hours of arrival. Don't worry when your luggage has not arrived with you at your arrival in Hawaii, the airlines are required to deliver luggage, directly to your vacation destination free of charge. So far, on the rare occasions that our vacation rental guests' luggage did not arrive with their flight, the airlines always delivered it the next day.
